Meet Brayden

 

Brayden is a Project Manager - Facilities in our Property Development Department.  He is accountable for leading maintenance support to all Stores, including all aspects of the development and implementation of assigned projects/issues at existing stores, sourcing and implementing service contracts for all Stores, and the managing of real time expenses to meet budget.

Now, if you were to come on board as one of our Project Manager - Facilities, we’d ask you to do the following:

 

  • Accountable for leading and overseeing development, implementation and administration of all store maintenance, including all scheduling, preparation of scope of work, supports planning and managing capital budget expenditures for cleaning and garbage contract maintenance accounts, repairs, project/pre-opening accounts, HVAC, Elevators, relamps
  • Responsible for ensuring that Stores receive timely responses to maintenance requests; directs work sequencing to expedite maintenance service delivery with focus on minimizing disruption/delay of on-going store operations; and coordinates communications between all parties; ensures contractors are proceeding within budget and schedules e.g. strip and wax, fire protection testing, project roll outs, renovations, etc.
  • Collaborates with GS&P on maintenance RFP process; provides expertise and guidance to final in making the final vendor selection based on analysis of vendors; maintains and manages contracts/work agreements, regularly reviewing specifications to ensure service levels and budget requirements being met
  • Key contact and liaison between Stores and vendors; provide support with maintenance issues and vendor pricing or invoice issues, service level agreements, while maintaining good vendor relationships reinforcing TJXC positive brand image within the vendor community
  • Assists with developing, recommends and executes program plans for assigned energy and sustainability activities, as well as develops TJXC’s understanding of energy best practices to enable achievement of greater energy efficiencies. Along with supporting waste and recycling programs
  • Responsible for investigating and reporting Store property losses and damage to Finance to meet insurance requirements
  • Responsible for development, implementation and administration of all assigned projects/issues from inception to final completion, including all scheduling, preparation of scope of work, costs control, preparation of budgets, tracking and reconciling project expenditures and approval of payments; along with providing information to month and year end requirements.
  • Provides technical and analytical guidance to project team. Providing recommendation and taking action to direct the analysis and solutions of problems.
  • Participates in cross-functional team with design, construction and fixturing to provide input on new and existing store plans and upgrade requirements to existing stores
  • Searches for related industry field developments to create and develop a strategic plan for improved efficiencies to support the TJXC low-cost best-value strategy
  • Provides direction, advice and guidance to team members on day to day key activities; reviews project performance and provides feedback, mentors, trains and is a resource to answer questions and discuss best practices
  • Provides leadership and participates on annual and special projects / committees as needed

  • Minimum five (5) years retail construction or property management experience preferably within Retail environment with high school or trades diploma
  • Bilingual skill is an asset
  • Advanced knowledge of and ability to apply architectural/engineering principles to the design of Stores for multiple projects of varying degree of complexity, including knowledge of construction/building systems (i.e. HVAC, plumbing, electrical), and knowledge of maintenance procedures including door and fixture repair, painting, caulking, floor maintenance, and ceiling tile replacement; safety precautions.
  • Management skills including organizational skills; interviewing skills; negotiating skills, interpersonal skills including conflict management; and information gathering including active listening skills.
  • Excellent written, verbal communication, presentation and interpersonal skills; Strong editing, proofreading, layout, and design skills
  • Problem solving skills including analysis of information (i.e. building requirements; description of problems; etc.); and providing solutions including cost implications to problems.
  • Project management skills including structured project methodology (i.e. determining needs, researching existing programs, etc.); preparing and maintaining detailed development plans for projects; determining project specifications; understanding and applying principles of project control; and knowledge of and ability to use project reporting systems.
  • General computer skills including word-processing, spreadsheets; e-mail, etc.
