What you’ll do

It’s safe to say, there’s no shortage of variety in what we do. Here are some key accountabilities of the role:

  • This position provides legal counsel and guidance to TJX Canada’s real estate department on all aspects of real estate acquisition, management and disposition; drafts, negotiates and interprets real estate contracts for TJX’s operations in Canada; and provides legal counsel and guidance to ensure compliance with legal requirements.
  • Legal review, drafting and negotiation of all real estate contracts for TJX Canada including the following:
    • leases for stores, offices, warehouses and distribution centers
    • amendments to leases including extensions of term, expansions and reductions of store size and redevelopment of shopping centers
    • estoppel certificates and non-disturbance agreements with lenders and owners of shopping centers
    • termination of lease agreements
    • renewal and extension notices to extend term of leases
    • record notice of leases
    • evaluate use restrictions and obtain waivers from other retailers
  • Support lease administration team.
  • Provide counsel and guidance to business partners regarding landlord/tenant disputes and damage to the premises caused by flooding, fire and other casualties.  Counsel various departments (real estate, lease administration, tax, facilities) regarding the interpretation of contractual provisions, resolution of contractual disputes and exercise of rights under the contract or pursuant to applicable law.    Review litigation strategies and/or settlement options with outside counsel and business partners regarding disputed business matters.
  • Handle special real estate legal projects as required such as acquisition of real estate for distribution centers and work with divisional senior management on such special projects.


What you’ll need

To begin your career with us, we require the following:

  • Successful completion of the appropriate Canadian bar exam
  • Minimum six (6) years of commercial real estate experience in Canada including negotiating leases. 
  • Excellent interpersonal skills with ability to influence business partners, to help prioritize activities and resources to meet the organization needs, build rapport and credibility to be a trusted advisor.
  • Strong leadership skills with the ability to act as a collaborative partner with senior management and positively influence management and staff to act in the best interest of the Company.
  • Strong planning, financial, organizational, contract negotiation skills and experience, project management, and leadership skills.
  • Strong business writing skills with ability to write clearly and concisely, ability to respond effectively to sensitive inquiries, ability to write standard operating procedures and other business documents.
  • Demonstrated management skills including organizational, interviewing, negotiating, listening, conflict management and information gathering skills.
  • Strong problem-solving skills including analysis of information (i.e., requirements; description of problems.); provide solutions with cost implications to effectively resolve issues and execute strategic solutions.
  • Solid project management skills including structured project methodology (i.e., determining needs, researching existing programs, etc.); preparing and maintaining detailed development plans for projects; determining project specifications; understanding and applying principles of project control to launch and manage new initiatives and innovations.
  • People management skills including coaching, providing feedback to team members.
  • Ability to balance strategic and operational views.
  • Demonstrated ability to deliver measurable results.
